Forty Putney Road is a beautiful French Provincial home located just North of Downtown Brattleboro on the water.  Our gardens and gounds are mature and contain the largest Japanese Maple in North America!

Tim and Amy Brady realized young that the corporate world was not for them.  Both 30 somethings, they left the daily grind in 2007 to start this beautiful Inn and have enjoyed meeting guests from all over the world since.

We have a small pub for our guests.  Tim is a self proclaimed beer geek and has assembled a collection of about 30 beers from all over the area as well as the world for sale in our pub.  For the wine lover, we also have a wide variety of wines available as well as Champagnes.

Check In / Out Check in is from 4:00pm until 7:00pm. Please let us know if you plan to arrive after 7:00pm. Check out is at 11:00am.

Minimum Stay Two night minimum stay required on summer weekends (Friday and Saturday nights), holidays, special events and during foliage season. If in doubt - call to inquire about single night stays.

Cancellations / No Shows Because of our small size, cancellations and no shows affect us significantly. For this reason cancellations must be made ten days prior to the date of arrival to avoid a charge. In the event we are able to rebook the room for the duration of your booking, there will be no charge. If a guest does not honor their reservation, they will be charged for the full stay unless the room is reserved by another guest for the entire length of the original booking.

Children Our Bed and Breakfast is not appropriate for young children; many of our guests are looking for a quiet getaway. Well-behaved children over the age of twelve are welcome in our home, however we do not provide a special childrens menu at breakfast.

Pets We are sorry to say that we can no longer accept pets at the inn. Parking Parking is limited to guests only as we have only one parking space per room. Please let us know in advance if you will need parking for more than one vehicle.

Smoking  We are a completely non-smoking home. Smoking is allowed outdoors only. Ash trays are avaialble for your use outside. Please be courteous to others, smoking away from the house or open windows and please pick up after yourself.

Breakfast We serve a fixed 2 course gourmet breakfast every morning between 8 and 9:30 a.m. With notice, we can prepare breakfast as early as 7 a.m. if needed. We are happy to prepare our delicious breakfast for those not staying at our inn. We require advance notice and charge $15 per breakfast.

Rates Our rates are based on double occupancy (single occupancy for business rates) and are subject to a 9% Vermont Meals and Rooms Tax and 1% Brattleboro Local Tax (not included). The charge for an extra person is $25 per night and includes breakfast.

Legal Notice This is our home and we reserve the right to refuse service to anyone. We are not responsible for accidents or injury, damages to personal property or vehicles or for the loss of money or valuables of any kind. We have a house safe available and are happy to secure your valuables upon request.

Alcohol You are welcome to enjoy anything purchased from our pub anywhere on our property. However, Vermont state law prohibits outside alcohol from being consumed on our premises.
