Inn Policies

Our Policies
All rates are double occupancy, per night and are subject to change without notice. A major credit card is required to secure your stay - you may pay with an alternate payment method at checkout. We accept cash, traveler's checks, and most major credit cards.

Check In / Out
Check in is from 4:00pm until 7:00pm. Please let us know if you plan to arrive after 7:00pm. Check out is at 11:00am.

Minimum Stay
Minimum stay requirements vary, but a two night minimum stay is occsionally required on weekends as well as on holidays, during special events and during all of foliage season. Please feel free to call to inquire about your specific travel requests as we can often accomodate other scenarios.

Cancellations
Because of our small size, cancellations and no shows affect us significantly. For this reason cancellations must be made ten days prior to the date of arrival to avoid a charge. In the event we are able to rebook the room for the duration of your booking, there will be no charge.

No Shows
If a guest does not arrive and honor their reservation, or contact us to cancel, they will be charged for the full amount of the stay.

Children
Our Bed and Breakfast is not appropriate for young children; many of our guests are looking for a quiet getaway. Well-behaved children over the age of twelve are welcome in our home, however we do not provide a special childrens menu at breakfast.

Pets
We are sorry to say that we can no longer accept pets at the inn.

Parking
Parking is limited to guests only as we have only one parking space per room. Please let us know in advance if you will need parking for more than one vehicle.

Smoking
We are a completely non-smoking home. Smoking is allowed outdoors only. Ash trays are avaialble for your use outside. Please be courteous to others, smoking away from the house or open windows and please pick up after yourself. If evidence of smoking is found in your room, cleaning charges of $300 will billed to your credit card.

Breakfast
We serve a fixed 2 course gourmet breakfast every morning between 8 and 9:30 a.m. With notice, we can prepare breakfast as early as 7 a.m. if needed. We are happy to prepare our delicious breakfast for those not staying at our inn. We require advance notice and charge $15 per breakfast.

Rates
Our rates are based on double occupancy (single occupancy for business rates) and are subject to a 9% Vermont Meals and Rooms Tax and 1% Brattleboro Local Tax (not included). The charge for an extra person is $25 per night and includes breakfast.

Legal Notice
This is our home and we reserve the right to refuse service to anyone. We are not responsible for accidents or injury, damages to personal property or vehicles or for the loss of money or valuables of any kind. We have a house safe available and are happy to secure your valuables upon request.

Alcohol
You are welcome to enjoy anything purchased from our pub anywhere on our property. However, Vermont state law prohibits outside alcohol from being consumed on our premises.

Forgotten Items
Items left behind at the inn can be sent to you via mail at your request. The cost of shipping + a $5 handling and packaging fee (rounded to the next whole dollar) will be billed to your credit card.

Environmental Policy
Forty Putney Road Bed and Breakfast is committed to protecting the environment, the health and safety of our employees, and the community in which we conduct our business. It is our policy to seek improvements throughout our business operations to lessen our impact on the local and global environment by conserving energy, water, and other natural resources; reducing waste generation; recycling and purchasing recycled products; and reducing our use of toxic materials. We believe that as a business we have a responsibility not only to minimize our impact but also to make environmental policy a key and integral part of our business strategy. For us, this translates in to three main areas of action and planning.

1. On an immediate level we are committed to day to day practices which will minimize our environmental impact. Examples would be that we recycle glass, plastic, metals, paper and cardboard and that we use energy saving compact fluorescent bulbs wherever possible.

2. In the medium term we are implementing strategies which we see as over and above the basic day to day policies. Examples of these strategies would be the transition of all cleaning products to those certified by the independent Green Seal program. In the summer of 2007 we began the transition to off white and tan colored linens, to reduce the amount of chemicals necessary to maintain them. As linens are in need of replacement we intend to continue this transition.

3. We are also looking at the long term. For us this involves looking at ways in which we can run the hotel using an increasing amount of renewable energy sources. We have started investigation into the opportunity to purchase energy from more environmentally friendly sources (i.e. cow power) and we are watching the developments in wind energy with interest.
